AMHA
has two Homeownership Programs
The 5(h) Program http://www.hud.gov/progdesc/sect5(h).cfm
Public Housing residents, Section 8Hhousing Choice Voucher
tenants or Waiting List applicants can qualify to purchase
public housing units under the 5(h) program. The sale price of
the home will be between 50-100% of the appraised value
depending on the family’s income. Applicants must qualify for a
home based on lender’s requirements. All applicants must attend
Homeownership Classes through the Lima Allen Council on
Community Affairs (L.A.C.C.A.), 419-227-2586.

Public Housing screening criteria is also applied, so it is
essential to have a good credit and references, steady
employment or income, as well as pass a criminal background
check. There may be a second mortgage if the home is appraised
for higher than the sale price.
The Section 8 Homeownership Program
This program is available to Section 8 Housing Choice Voucher
holders. Applicants may purchase the home they are living in or
another unit so long as it meets HQS standards, and passes an
independent inspection. The minimum income requirements are
currently $12,000 for the household. Loan requirements of the
individual lenders apply. AMHA may subsidize the loan for up to
ten years, or assist with a one-time down payment.
To date, AMHA
has sold sixteen (16) homes through its Public Housing Home
Ownership Program. Congratulations to these new Home
